Directions: From Intersection of Chesnut Bypass and Cedar Bluff Road (CVS on Bypass), take US HWY 411 N for 1.2 mi and turn left onto Alexis Rd/Cherokee 22, follow Alexis Rd for 5 mi to Johns Crossroads. Go straight at 4-way onto Cherokee 31for 1.5 mi and turn left onto County Road 1029. Property is 0.2 mi on left.

Preview: Both real estate and personal property may be previewed on Friday, May 9th, from 9 AM until 4 PM. You may also contact our office for a personal preview of the real estate.

Registration: Registration will be on Friday, May 9th, from 9 AM until 4 PM and beginning at 8 AM on sale day. All interested persons must register to bid prior to bidding.

Terms: There is a 10% buyer’s premium on the real estate that will be added to the purchaser’s bid to arrive at the final bid price. The ten percent 10% buyer's premium is due on the day of auction for the real estate and will serve as the deposit. The deposit will be held in escrow until closing. Balance is due at closing. The closing will be held on or before June 10, 2025. This sale is not contingent on a potential buyer’s ability to obtain financing.

There is a 11% buyer’s premium on all online bids for real estate that will be added to purchaser’s bid to arrive at the final bid price.

Survey: We are selling from a new survey. The survey fee will be due and payable on the day of auction by the purchaser.
